ADDRESS
21 PORCUPINE COURT, KEYSTONE, CO 80435, USA
DIRECTIONS
- West on I-70 to Keystone Colorado. Get off as the Silverthorne exit and follow the signs to Keystone.
- Turn at the stop light. It is the only stoplight in Keystone, before you get to the main village, near the gas station. Take an immediate left and follow the road over the river. Take the next right at the stop sign onto Soda Ridge Road.
-
Porcupine Court is about 1 mile down Soda Ridge Road on the RIGHT side.
-
When you are getting close, make sure you slow down early. In winter, the road conditions are usually packed powder, and we slide past the turn at least once a week. :/
-
-
After TURNING RIGHT onto Porcupine Court, you will see a big mound of snow and a somewhat hidden driveway on the left. In other words, not the first house on the left but the second one in the back.
PARKING
-
Please park all cars in the driveway. It's long and can only accommodate 5 cars according to our rental permit.
-
Talk with Kyle if snow is in the forecast so he can coordinate snow removal.
-
Parking on any road in Summit County, including the cul-de-sac, is illegal. Always park in the driveway to avoid being ticketed or towed.
Kyle usually greets guests upon arrival. If, for some reason, he cannot, he will leave the door open for you. Your code will work in the front door. Call Kyle if you have questions: 970-468-8062.

HOUSE RULES & NOTES
BASIC RULES
-
Please remove your boots and shoes at the door to keep the space clean for everyone.
-
Place dirty dishes in the sink or dishwasher after use.
-
Watch your head on the stairs; they can be tricky!
-
You are responsible for ensuring compliance with the short-term rental laws of Summit County during your stay. This is part of the agreement made when booking through Airbnb, so please familiarize yourself with these rules.
PARKING
-
Summit County regulates Airbnb rentals, limiting our guests to 5 vehicles. Please ensure all vehicles are parked in the driveway.
-
Exercise caution when backing out to avoid the tree on the right.
-
Parking in the cul-de-sac is illegal and can result in towing, even though others may do it. Please avoid this area.
-
If necessary, you can park on the grass, but be considerate of the landscaping.
STAY HYDRATED
-
Our house is at 9,200 feet above sea level, and altitude sickness can affect anyone. Drink plenty of water—if you normally drink one gallon a day, aim for at least two gallons up here to stay properly hydrated.
PET RULES
-
Keep pets off beds and furniture to help us maintain the cleanliness of the home.
-
If your pet has an accident, use the handheld carpet shampooer located in the front closet. Please make sure to clean up thoroughly.
-
Pick up after your pet when outside. Plastic bags are provided in the bottom drawer next to the refrigerator, and there is a garbage can on the back post of the deck.
-
Do not leave pets unattended outside. Wildlife such as bears, moose, and foxes frequently visit the area. The deck is equipped with retractable barriers to help keep your pets safe.
-
You are responsible for any damages caused by your pet and will be charged accordingly.
QUIET HOURS
-
Quiet hours are from 10:00 PM to 6:00 AM. Please respect our neighbors by keeping noise to a minimum during these times. Violations could result in fines or even the loss of our rental license if neighbors report disturbances to the authorities or the short-term rental hotline.
NO MOOP
We enforce a "No MOOP" policy here at Porcupine Court. MOOP stands for "Matter Out Of Place"—essentially, anything that doesn't belong where it is. We ask that you leave the property as beautiful as you found it.
-
If you find a lost trail map, please escort it to the nearest trash can.
-
If you find a crushed can or any other litter, please recycle it to give it a second life.
This place—Keystone, Summit County, Colorado, Earth—is beautiful, and it's up to all of us to keep it that way. Leave no trace: Pack it in, pack it out, and recycle. Enjoy the beauty, and help preserve it for future generations, or at least for your next visit!
CANNABIS
Colorado has friendly laws regarding cannabis use, but we ask that you do not smoke inside the house. If you need suggestions for the best places to enjoy cannabis responsibly, feel free to ask Kyle.
MECHANICAL ISSUES
We do our best to ensure that all mechanical amenities are in working order. However, things can break unexpectedly. There is no monetary compensation or refunds for any amenities that experience failure during your stay. If something breaks, contact Kyle, and we will work to resolve the issue as soon as possible.
CHECK-IN & CHECK-OUT
CHECK-IN
-
Flexible start time after 4:00 PM via smart lock. Your custom code will be provided upon booking.
CHECK-OUT
-
Check-out time is 10:00 AM.
CHECK-OUT INSTRUCTIONS
-
Place used towels in a pile in the bathroom.
-
Run the dishwasher, but do not overload it. The cleaning staff will handle additional loads, but it's helpful to get the first one running.
-
Send us a message when you leave so that our cleaning staff knows when they can start.
-
Dispose of all trash properly. If you're short on time, you can leave it in the garage, but never leave garbage with food outside, as it attracts bears. Make sure the garage door is closed.
TRANSPORTATION
Your best bet is to drive or rent a car from the airport—this will give you the flexibility to go where and when you want. Alternatively, an airport shuttle will cost over $75 per person each way, but it is a viable option for those arriving separately or leaving early.
Once you arrive at the resort, there is a free bus system to help you get around, although we are not very close to the bus stop. If you are heading to the slopes with gear, it might be a bit of a hike. Instead, we recommend driving to River Run, where parking is free. There are also three pay lots closer to the lifts if preferred.
The Summit Stage is the free local bus system, with pickup points around Keystone that can take you to A-Basin, Breckenridge, Dillon, Silverthorne, and Frisco.
